and here is some very wise and useful info someone else posted on another page, and it tells u more than john beck does in a half a dozen out dated discs!
There is a site with a LOT of complaints about his system too:
[]
I'm sure there are more. I think there is some misleading info in these programs.
As one means of generating lost income from delinquent taxpayers, county governments offer Tax Sales at auction to the public. During Tax Lien Sales, what is purchased at these auctions is not land, rather a debt to be collected on. By purchasing the right to collect past due taxes, a buyer is in essence loaning money to the property owner to pay their taxes. During Tax Deed Sales however, the winning bidder will own the deed and the land, having purchased it from the county or authority performing the sale.
A Tax Lien, or Tax Certificate Sale is a public sale, usually at auction, of the right to collect on a delinquent taxpayer's debt. This sale is held by the County, generally once each year. What is purchased by the winning bidder is not the deed to a property. The purchaser's money pays the delinquent taxes to the County on behalf of the delinquent property owner. In exchange, the purchaser is given first lien position on title, ahead of mortgages, deeds of trust, and judgments, subordinate only to State tax liens.
Under the terms of the sale which may differ greatly from county to county, if the debt is not repaid with interest (rate determined at the time of sale) within a specified time period, the purchaser of the tax lien may foreclose upon the property, and all junior (subordinate) liens are dissolved, forgiven, or otherwise not the responsibility of the purchaser. If you are interested in participating in a Tax Lien or Tax Certificate Sale, contact the county for specific information and details both about the sale and the properties.
A Tax Deed Sale is a public sale, usually at auction, of the deed to the property of a delinquent taxpayer. The Owner and all lien holders have been given ample time and have received proper legal notification that the property will be sold if due taxes are not satisfied. Different than a Tax Lien Certificate Sale, the winning bidder purchases the deed to a piece of property, becoming the new owner and obtaining all rights to the property free and clear of liens, mortgages, deeds of trust, etc.
It is extremely important to know and understand which type of sale you are attending, a tax deed or tax lien/certificate sale. Each has specific rules and guidelines which must be followed promptly, and which can differ greatly county to county. It is strongly recommended that anyone interested in attending a tax sale be aware of the method and timeliness required for payment and delivery of a property. For further information, familiarize yourself with property tax law, consult a legal attorney, and contact the government agency conducting the sale.
[]
And another source:
what many tax lien buyers find out is that, if they did not do proper title and bankruptcy research, their tax liens can become worthless.
For instance, creditors and the IRS can take priority over tax lien holders in cases where the original owner of the property declares bankruptcy.
In addition, many people purchase properties sight unseen, going just on the description posted prior to auction. Without actual inspections and geographical surveys, sometimes these deeds are worth little more than the paper they're printed on.
Imagine the surprise of a property owner in Texas who, at auction, thought he got a deal on 2 acres of property for $11,000 only to realize the property is completely flooded twice a year.
Yet institutions, like banks and credit unions, have always been able to overcome many of these conditions. Why? Because they had the resources to build relationships with local real estate agents, do the proper title searches and property inspections.
These firms realized the potential in tax liens, provided they could cover their bases and ensure each tax lien purchase was a sound one.
Individual tax lien purchasers are often burned without doing full inspections of each property they purchase. At auction, tax liens are usually issued based on lot number. Purchasers have no idea whether they're buying a four-bedroom house or a plot of dirt without inspecting the property. Physical inspections take time, energy and money, and often limits tax lien purchasers to properties within a small area.

well, i got hooked into this scheme too. on the infomercial, he leads u to believe that u actually buy a property for just a few hundred dollars. i thought this is it, the last resort to get my kids, and grand kids a decent home to live in, since the last 2 hurricanes really tore it up, it has holes in the roof, thru the sheetrock, covered with plastic. hole in the floor they had to cut during the last hurricane, so the water would run out, and not stand in the house. its JUST NOT SAFE. and i am disabled, and living on SSI. so i dont have much to offer them, but when i saw this show for like the 5th time, i said a prayer, didnt ask for a thing for myself, i am fine in my little travel trailer, since i can get around it in a wheelchair. i just wanted the kids to have something.
u dont buy property, or houses. u buy the piece of paper to own the right to apply for the money back plus a standard 23%, (it said). then john beck himself, said that on a thousand dollars, plus the 24% interest, u make roughly 600X's what u have in it?
last time i heard, 24% of 1000.00 is 240.00, and in some states the property owner has like at least 18 months, to 5 YEARS to pay you back!! i wanted to buy a HOUSE. then when i talked to them, i told them that my user name and password, [], didnt work. they too made me feel lower than low because i didnt have thousands of dollars to invest. i told them i ordered it BECAUSE i DONT have that much to invest. i didnt want to invest at all. i wanted to buy a house!! then after realizing id been ripped off, i called and told them i wanted to know where to send this back to. they said u havent talked to a coach yet. and i told them look, these cdroms are atleast 8 years old, and 80% of the internet links to local offices all over the country didnt even work anymore. and the poor kid on the phone said, yea, i hear that alot, but most of it is done online now. i said ASSUMING MY USER NAME AND THE WORD PASSWORD WOULD WORK!!! he suggested i talk to tech support and i told him no, that i can see i am just pissin in the wind if i wait, until my 30 days was up. he said how long ago did u order it, 9 days prior. and i want my money back. so he said i have to go to the post office, and pay to return it too. i said i have to pay for shipping BOTH ways?? i was told that if i wasnt happy to call u and u would send me the shipping and address sticker. he said no, but if i went to the post office and told them it was media info, the shipping would be considerably cheaper! so then y didnt THEY send it that way and save me some money?!
so im headed to the post office tomorrow, (monday, i called them yesterday on saturday afternoon), but he said once i get it in the mail, i should get 59.00 of my money would be returned to me!! i guess we'll see. but when i was flipping channels earlier tonight, i saw that infomercial, and it made me feel SICK. so i got on here to also warn other people of this scam!! i can play the games at the state fair, and have a better chance of not getting ripped off!!! i wish i would have done some checking now, but hind sight is 20 20, as they say.
also, to those of u who got ripped off for large amounts of money, when u call, u dont get a person, u get a recorded message. it tells u if u want john to do this or that press this. and if u want the advantages of that, press this. and leads u to believe that u r just ordering the 1 product, when in fact, each time u pressed yes, it charged u MORE MONEY! luckily i kept pressing no. im glad i thought to listen carefully to the message. but just one of those programs bills u 200.00 and that doesnt include the program, itself, or anything else u said yes to! so i have no doubt that folks got duped out of thousands of dollars. it is a complete scam, and the most MISLEADING statements ive ever heard of!
but im going to be different. im not going to sit here and type in, i hope some body puts him out of business, or law enforcement needs to get involved! im going to go str8 to them with thier misrepresentations of thier product, with the help of my attorney.
there are talkers who follow. and there r doers who make shit happen!!!
so remember my name cuz u will probably see it in the financial pages one day, as putting him out of business! if we all got together on it, it would be class action law suit. anyone?
this is my email address nickname everywhere. []. []. etc... send me ur info, and where u r at, and lets make this happen.
john beck has gotten very wealthy because WE HAVE ALLOWED HIM TO STAY IN BUSINESS, waiting for someone ELSE to make him pay. lets BE someone else, and make sure it happens! if id of gotten this for myself, it may not have me so fired up, but this was to get my children a safe house for them and my grand kids! NOW, IM PISSED!
hope to hear from some of u....

I hardly sleep through the night every night because of my legs. I ordered this product hoping to find a second income because I live on a fixed income and everything has gone up except my income due to my disability.
What made me mad, I put in the hard cover disc and nothing came up. So I asked my daughters to try same thing. So I called customer service and she explained I had to put the other disc in first. So I did! Now as I listen to the cd, it will also cost me $39.95 a month to check the website. ( No Way )!
The second time I went on, it showed on the screen 2 days left! I said what? Apparantly they count the 30 days from when you ordered it not when you receive it! I ordered mine 7/10/08, and invoice was 7/11/08.
My package arrived 7/24/08 plus $14.50 to ship. Unbelievable!!!
I went to the post office to return and paid extra to show me they received it. It cost me $6.50. I did ask for a refund and my shipping cost to send it back.
I'll keep you posted, and I hope the Better Business Bureau shuts them down for ripping off the people, and false advertising for finding out every month is a fee to access his site.
Also be aware of Privacy Matters!
Thank you for listening, and I hope I can save more people from ordering this product.
Buyer Beware !!!

Curiosity got me I took the time to look at John Beck's "Land Bank" and I read him touting some of the most horrible basically unlivable (because of the crime, drugs, and gangs) sections of Pa as a paradise. Once I saw this certain area being called serene and safe I realized one of us was on crack and it wasn’t me. So for kicks I called I let them do the good guy bad guy routine on me for a few minutes. I just wanted to know if anyone had actually been to this “serene Paradise” on the website. Unfortunately no one would talk to me about that. They actually got angry and said things to try to make me feel stupid (I have a Ph.D. in Economics so I am not exactly a moron). "Maybe I am not smart enough to know a good thing when I see it". While not a moron I do have insomnia and wind up watching all these stupid infomercials and yes for kicks I do call but I never buy. If it sounds too good to be true it probably is. Besides buying peoples houses because of tax liens is just bad karma.

Now that I'm hearing these stories, I have to go back and check my credit card bill for any unsual activities around purchasing this program. ok So my boyfriend and I have been watching john becks program a coupple of times on tv. We then after 3 times of watching it decided to buy the program. We were really excited because we didn't have that much money and we wanted to try something new. After we got the program we kept geting all these phone calls from these coaches. They wanted us to sign up for their program. We dicided that it was something we wanted to do because we were guaranteed money from our coach. Then he told us it would cost 6500 dollars. I wasnt sure if I wanted to do it but my boyfriend reassured me and said it would be ok. My old credit card had a limit of 9000 dollars on it. I had just gotten a card that day when they asked me for that investment(on top of that they asked me to go out and spend more money on worthless shit). After a few days after that charge I went to use my credit card. iT DIDN'T go through. I then called my credit card company. They said that my new card limit was 6500 dollars. I was pissed. I called and called and everyone was rude and told me my return was in PROCESS!! Then on thursday when I was supposed to have my 1st meeting with my coach he actually called even though I was trying to get a refund. He said are you ready to get started. I said no I am getting a refund. He said I have heard and I also heard you looked up stuff about us over the internet. I then told him yes and how he maxed out my credit card and I now have no money to even spend to make money for this program. He then goes most of the houses that we sell are as low as 500 dollars. I said you maxed out my credit card I don't have ANY MONEY! HE was so f-ing rude and goes. YOU DON'T HAVE 500 OMG. Then I hung up the phone because I was so mad. I still trying to get my product returned. They are the rudest company out there and I cant believe I trusted these pricks!!! PLEASE DO NOT BY THIS PROGRAM!!!

DO NOT BUY JOHN BECK'S PRODUCTS DO NOT BUY JOHN BECK'S PRODUCTS DO NOT BUY JOHN BECK'S PRODUCTS DO NOT BUY JOHN BECK'S PRODUCTS My fiance and I purchased the 'Free and Clear' Program offered by the John Beck Mentoring of America company back in Feb '06. We were charged almost $3000 for a program which took over a month to finally get to us, which was past the so called money back guarantee time frame. We had 5 coaching sessions which were a joke. Session 1- waste of time with past success stories, so no information was gathered. Session 2- coach didn't even call to inform us he wasn't going to make the specified appt. Session 3- we had to call to find out what happened with our coach. He quit so we were given a new coach who was going to call a week later. Now realize this has been 4 weeks. In Texas the auctions in the county we reside and the surrounding counties happen on the First Tuesday of every month. So during the first 2 weeks of researching all of these tax properties by the time our next session came up the properties had already been auctioned. This happened to us every time. Session 4- was the coach asking us how we were doing and if we had any questions. I told him (Jim Heninger) that we were having trouble with the county offices trying to get the information and he gave us no pointers or information on how to really go about inquiring about the properties. After I told him what had been happening in the last two weeks he advised us that "'oops' it looks like the 30 min is up. I guess we'll talk next week" Session 5- was to be over advertising and marketing the property which we hadn't even purchased because the hotline number they give you always goes to voicemail and it takes weeks to get a call back. So the same thing happens as in week 4. He asks us how things have been going. We tell him our frustrations and once again,"oops, time is up." We do not even get a chance to go over the suppossed 5th session. He tells us to call them with our success story whenever we flip our fist property. We have tried corresponding with John Beck's Mentoring Institute to get a refund because we were highly dissatisfied and still are. By the way, The first coach we were given didn't know anything about how to flip these properties or the proper procedure to actually purchase the properties. Every State and County is different so when I had questions they answered. "ummm, I'm not sure on that one" Wow, that's really walking us through every step of the way. I believe a class action lawsuit is in order on this one!!!! DO NOT BUY JOHN BECK'S PRODUCTS!!! DO NOT BUY JOHN BECK'S PRODUCTS DO NOT BUY JOHN BECK'S PRODUCTS

I am just saying that I knew this program was a scam even before the infomercial was done in half an hour. I live in NJ with the highest property taxes in the nation. I have always been behind in taxes and I know what happens when there is a tax sale. No one can just come in and buy your house in no time and sell it. Once the lien is sold it takes months, and you still have time to pay your bill to the person who bought your lien. 6 months. At least in NJ. I knew he was a liar.

I was also scammed by John Beck Mentoring Program/Services...Whe i bought the system i was told that the "24hr-coaching" program was available for 29.99/month and that the call was being recorded so if i opted out i would not be charged as the first month was free of charge. Of course i opted out, and guess what, several dead end phone calls to every phone number available, a year and a half later, BBB report, dispute/credits on my cc and they are still charging me!!! The cd's were non functional, links dead or outdated and when i tried to call i never got through to anyone! John Beck and his "affilliates" are all scammers. My cc company did tell me to call and dispute the charge every month, that John Beck Mentoring(or any merchant that gets disputed) gets charged $25 per dispute/credit transaction issued and eventually these companies give up.....

I am like all of us on here, I have purchased their imaginary program which promises you can make back your money in 30-90 days with just one sale. When you call the various 800, 888 numbers, you get their voice messages or an intern who politely tell you they are in meetings or out to lunch. I purchased the Cd's over the TV, then I got the sales call. I purchased the $4000 , and it's been a night mare since!! The hot line has no body that has actually done the program. So in all reality how can they teach me. The last one I spoke to actually sent me to a web site that sells another program similar to theres. This roller coaster ride has been going on since Jan. They con you into believing if you get 3 properties and sell them , you get your $$ back. However , it's like looking for a needle in a hay stack!! When I was on the sales call, they made it look like they were interviewing me out of 5 people from my area. I was totally upfront and told them I wanted property within 2 hrs from where I lived. What a joke. There are none. Maybe in Kansas, or Michigan, very depressed areas do to plants shutting down. I am not giving up, so I will let you know if I ever get my $$ back or get the 3 purchased and sold. If I were you or had it over to do, I would go to www.rogueinvestor.com, where one of there hot line people sent me to get a course and support for 1 yr. only $300. I am really sorry I got into this. It has taken up a lot of my time and energy!! Let alone my $$$$ I even cried to these people that this was my inheritance $ and I am 60 yrs old, how could they do this to a senior citizen. I consider myself relatively intelligent, and somewhat good on the computer, and this has been truly a nightmare.

Hi, After similar stories as above I googled "tax lien mentor" and sure enough this scam site popped up top of the list! Before I even had a change to open the product, they called me and did a tag team sales tactic on me (the first guy acts like he's screening you) then you talk to the so called "executive director" who then asks how much credit you have left to spend and NOT how much actual money you have to invest. (investing rule #1 don't invest with scared(borrowed) money unless you really know what you are doing. Any investing book will tell you that! They go on about how consumer debt is a huge problem and how investing is the way to freedom. note: just go to the financial section of a book store and you'll know more than them. Somehow they word things just right so you don't see it coming that they want $7000 to get you started. and that's not even including the cost to invest in an actual property. When I pointed this out to them, the accused me of saying I was willing to give the $7000 up. Of course I wasn't, unless it was for ACTUAL investing and not to give to some infomercial guy I have no relation ship with yet. (Business deals are built on RELATIONSHIPS and not impulse. (note they don't want you to do due diligence by thoroughly going through the mailed DVDs first) But that makes no sense!!!If I was going to be a savy real estate investor, isn't due diligence a requirement. In fact by screening us this way, they are actually finding the worst candidates to succed and that's how they get your money. Needless to say I hung up. Got called back saying I wasn't going to be accepted to their program.(unless I call them back) Why would they want me back if I hung up!!..COMMISSION of sales of course. Also, when they find out you don't quite have alot of money, they bring up this scholarship thing....so you only have to pay $7000. As you can read from other posts. This is the cost for EVERYONE. Another point. If it was so viable to make that much money with their system, then why aren't THEY doing it instead of calling you? I'll tell you...SALES COMMISSION! Again another point...at first they try to make it sound like the only thing they want from you is your testimonial for TV if you succeed. That sounded fair, until they wanted money. Honestly, I didn't have a problem paying the money for the service they offered if it was delivered in a non deceptive way, and if they were ok with me to research them and the process first. But they play very hard on fear which is sales 101. If you say no, then they say you may not be qualified and they won't accept you into the program. Don't do it, and if you do...act like you're gonna do it and then back out...You'll learn alot about how they get others...plus you'll piss off the sales guy who just wasted his time and got zero commission.
