I too fell for this "program" after watching an infomercial at 4am. I also fell for the website upgrade. After reviewing all the info and turning down the opportunity to be a "protege" for $2k, $6k, or $10k I'm out $286! I should have researched this outfit--$286 dollar learning experience.

I worked for the Dalbey Education Institute.... (previous name Dalbey Wealth Institute before that Americas Note Network) for 4 years. Changes in names due to investigation from the Attorney General's office, the BBB, and almost all regulation agencies in both Colorado and nationally. This Company makes over 120 million dollars in new business and "cash flow" a year. Not from the company participating in this "note business" or buying or flipping notes..... BUT only from selling the basic course (prices for everything vary depending on how much your credit card limit is) and all other additional services and business tools. Price discrimination is worse than your local used car lot. I personally sold over 3 million dollars in product over the phone as I was one of the 50+ "Senior Directors of Business Development" Out of thousands of clients I sold to (and we are not talking about the $39 bait course but products from $700- $18,000) I had 2 people that made a penny. The first a lady on SS who had one deal and made $1,250 after 4 months of effort. The other a man who was a minister and he made $950 on his only deal and he had bought over $18,000 in services and training from Dalbey Education Institute....... BUT THATS IT OUT OF 1,000s of clients. The number of "leads" or people who have ordered the original course is over 450,000. This Database is larger than any national BANK client list in our country. "New Business" or selling additional products, events, or training to clients who have ordered the course within 30 days is ........99% of all of their business. What should this tell you? This could go on for ever !! The protege online training course which you might pay $700 for or if your a big sucker you will pay $3,995 for almost the exact same thing... is NOT a small group there is NO start date, this is an online training that they just plug you in at any time any week. Your "COACH" or "MENTOR" is most likely an out of work school teacher making 10 bucks an hour. Or he/she could be a felon with good fake resume writing skills (no background checks are done on employees because turnover is so high it would be too expensive). As for the EVENTS... now this is their cash crop. $2500-$6,000 with no travel expenses covered (but they do pay for your $100 corporate rate hotel room..LoL) These events are filled with brand new clients with no idea what the just got into... 400+ people at a time wandering around a 4 star hotel with sales guys all over trying to sell you more before you even know the first thing about the business. This is really a sick and sad event. Does the note business exist? It sure does but I am not going to get into this please just read Russ Dalbey's Cash Flow Note Exposed site. Just look for "information-entertainment" in the website address bar and you know you have found the right site. This is not my site and I don't even know who made it but it is so..so true. Try calling them over and over again (every call is documented with notes from sales guys so you have to be creative) but see how many "directors of business development" or senior this or senior that guys you can talk to. See how many different prices you can get for the exact same product. Ask them the exact date of the success story they just told you. Ask them if a success story could be a guy who spent $18,000 in training and tools and made one transaction and made $1,000. All success story's look like this !!! It is rumored that Russ just buys some of the notes just to update the success story list. Russ is probably worth about half a billon dollars and is a true narcissist. Everything is bait and switch, and all training tools are filled with marketing so you buy more... Trust me nothing will work for you... notice you will never have enough... you will always be told you need more. There are never any class size limits or deadlines to sign up for any product and events always less than a month away. Bootcamps are run every week but this event will cost you 6k. And you are guaranteed not to make money but "one deal in the works" Think about what this could mean. " deal in the works"...... how general is that.. trust me these deals almost never go through. Notice how all the sales guys say "COULD" You could do this" "you could make this" I COULD make a million dollars tomorrow...but chances are I won't hit the lottery tomorrow. MOST STATES YOU NEED A LICENSE TO DO THIS BUSINESS AT ALL. If you have bought the bait course. Suck it up take your losses and learn from this experience. Have some fun with all the sales guys... trust me they will call and call and call. See if you can QUALIFY to talk to the TOP DOG ( one of 50+). Remember all you have to do to qualify is say you have money or a CC. Have fun with these guys for me. BUT Please don't buy anything... unless you have tons of money in the bank and just want to learn how to run a great marketing company... or scam company. I will go to hell for have worked here and for Russ. I am sorry to all the people I have ripped off.

While everyone here seems to be overly distraught about being scammed, how many of you actually did your research before extending your hard earned money to someone of this nature?! Like you all, it sounds good, "I'm interested!" I said. But unlike you all, I still got my $39.95 in my pocket because I did my research, and found THIS blog. Thanks, guys! You saved me some money!. Hopefully next time, you’ll remember the old phrase: Buyer Beware!

I too unfortunately purchased this crap when I was up late with insomnia because of my financial situation. The informercial was really enticing and obviously takes advantage of those of us who are looking for another way to make ends meet. Immediately after buying this it became very clear to me that I had just spent all that money on a worthless, bare-bones starter pack disquised as "bait" to up-sell their real money-maker...a $1500+ program. I laughed at my so-called "mentor" when he suggested I was not sincere about being successful LOL! Please, stay clear of this! Look at all the similar posts on this page, it's not just my opinion. I take responsibility for being foolish enough to buy this, so do me a favor and don't throw away your money to this scam artist too.

I purchased this Dalby system about 6 months ago. I am not surprised to see all the complaints on this site. After I received my package, I received a phone call from one of Dalby's employees telling me that I was chosen amongst a few special people to be a part of a training program that would ensure success. I was given an option of a $2000.00, $4000.00 or $6000.00 package. I interrupted the female who I was speaking to , and asked additional questions. One question I asked was "can't I achieve success without spending an additional $2000.00?". I told here I did not have the money. I told her that I had aspirations of making money. I asked her why she could not help me write my first note and then take the $2000.00 out of earnings so I could join their elite group. She was very persistent and I finally asked for a phone number and that I would call her back if I could do this. After a couple more months of reading and looking at the internet sites, I called the customer assistance line. The guy who I spoke with pretty much called me a loser, telling me that I have not even tried to work at getting a note. He also stated that he noticed that I decided not to be a part of the 2000,4000,6000 packages. I stated to him, if I had that kind of money at my disposal, I probably wouldn't be buying the Dalby system to try and make money from home. I would obviously have my shit together. I even replied to Dalby in one of the hundreds of emails, that sounded legitimate, telling him that I was so dissapointed, how is it possible to make money without spending $2000.00. From reading all the complaints, it seems that I am one of the lucky few. I decided not to pursue this any further, and told my girlfriend that I thought this might be a scam. I just wondered how Dalby could get on national TV without getting arrested by the IRS or someone. This is crazy that people are getting scammed so badly. Wow, I just happened to run across this site, and I knew I made the right choice. My girlfriend had just asked me why I hadn't continued with this system. So I decided to get on the computer to see if this guy is still advertising.

I just rec'd the program. After reading all of the complaints I'm really disappointed. I still have the Fed-Ex box and plan to return all the materials. Too bad I didn't get to this complaint website first, I could have save myself a lot of time that I am anticipating on trying to get my money back. Was very sorry to hear about all the other people who were suckered into this scam. It's a shame that during these times of recession, high gas & food prices that there are people like Russ out there preying on individuals and families looking for some form of comfort in trying to do the right thing to help themselves. I did the same thing everyone else did, bought the system from the television commercial because it sounded so easy. Of course during the ordering process, I bought the website and the additional materials and spent $200 instead of the $39 they mentioned in the ad. I read through the books and listened to the cd's and it was no help at all. It was confusing and way more complicated than advertised. But due to lack of time and money, I did not spend the extra money for boot camp. And thank God because it is a major ripoff. I couldn't figure out how I was going to convince someone that I knew what I was doing. I thought about taking a college course or a finance class, in which case, why would I need Russ?

yes I made the mistake and tried it I bought the basic and I bought the extra classes at 3500 dollars....just got off the phone with them and they were wondering why I didn't get any leads i have been defending the country that's why. And now they are trying to get me to buy something else with a gaurantee that I will make at least one deal. I could accept it I am already in debt 3500 dollars what else is there. Is there a way to get a refund back or am I just screwed. I pray everyday that I can win some money so that I can pay my card off and burn all evidence that has to do with this and start again.

I also stayed up too late one night and saw this program on an infomercial. Fortunately I've wasted money ordering enough of these "get rich quick" programs that I was able to just say no to all the pricey add-ons. I ordered the program and actually (which is unusual for me when I order this junk) opened it and went thru it shortly after it came. Somewhere in there (probably in very fine print) it tells you to check the laws in your particular state regarding note selling. Well, I did a little research and discovered that in order to sell notes in CA you must have a realtor's license. I had no desire to go through what it takes to get a license so I sent the program back and told customer service why I was returning it. I must admit, they did refund my money without a hassle. However, today I received a mass e-mail from Russ Dalbey Institute. It was the "winning" story of Enrique, a student in CA who set aside his program in 2006 (on the night stand, no less--where we are to believe it gathered dust for a year or so), finally looked at it, and made over $11,000 on his first deal! Wow! Really got me pumped (not)! Funny thing is, Enrique's "story" says absolutely nothing about getting a realtor's license. Gee--I wonder if Enrique is selling notes illegally in CA--or is this "winning story" a product of Russ Dalbey's imagination? I'm waiting for the follow-up e-mail entitled "Enrique goes to jail"!

I purchased this material back in January of 2008 hoping to make extra income. I am a single mother to 5 children and Russ Dalbey's Winning in the Cash Flow Business to $366 out of the mouths of my children. I too was asked for more money for the protege programs and I almost did it. If it were not for my children needing things for school, I would have taken more money to invest in this program. I am glad that I didn't...Hopefully he will be stopped.

My husband desided that he wanted to give this cash flow business a try after he lost his job and was unable to find another one we had only 2000.00 in savings and alot of bills to pay and 3 boys to provide for we were getting desprite i know my husband is a very smart man and he has always done what he thought was best for our family so i agreed to give it a try.Once we got our package we ran out and bought a computer and had the internet turned on.On top of the 120.00 we paid to Russ Dalbey it costed us another 1000.00 dolars for the comupter and internet.We were excited and wanted this to become some thing great for us.As others have stated the 250 leads they send you are worthless we did everything we could to contact those people on our list most where wrong numbers or the property was sold years ago and some of those people had past away.We still kept trying we went to every court house in our srounding counties and search thew records for hours and hours we payed for hit lists we paid for maketing and we called and called people all day every day for 2 months we did list a few notes on the web site but got not one offer Russ Dalbey says that this is easy to do and that there are 300 investers just waiting to buy these notes that is the biggest load of crap i have ever heard this is not what he says it is.My husband and i put or hearts hopes and dreams into to this and we thought that we must have been doing some thing wrong becouse it wasn't working for us well the only thing we did wrong was put or trust in some one that does not care how much he hurts others as long as he comes out on top.Please do not trust him he will hurt you not help you.

First you need to head down the county recorders, you need to hire a college student and pay them a couple a bucks an hour to go there for you. (Their suggestion) Then you have to market your business, they can help with that too. Just pay them more money. <br />

If you work full time, you just need to devote a couple of hours a day. Bull! You need to devote yourself full time to the business. When I tried to get a partial rebate for program they basically talked me into purchasing, they said it was my fault that the business hadn't made any money. I needed to devote myself to it full time. I explained that I worked a full time job and it was hard to do. I was kindly told by Chris, that it wasn't their problem. <br />

They don't mention to you how much you'll have to invest in marketing, business cards, etc. Don't fall for this the way I did. I even researched the business before I bought and still made a bad choice. While the note sales business is valid, this plan is not what it's cracked up to be. <br />

All they do is constantly send me emails trying to get me to purchase more of their materials. I was stupid and was talked into spending 0ver 6,000.00 right up front to take their classes and inspirational courses. <br />

Half the time, I couldn't view the inspirational materials because of some problem with their servers. The ones I did view were basically Russ Dalby, sitting in front of a hideous picture talking about how important it is to drink 8 glasses of water a day, exercise for 30 minutes and to think positive thoughts. They charged me 1000.00 for that little GEM. <br />

Whenever I would call the center, I got a run around. When I asked for specific help for my website, most of the responses I got were so general as to be unhelpful. To be honest though, the mastermarketing class and it's coach were probably the only helpful parts, but it was never enough to get my business to where they promised it would be. They tell you, you can do all your business online, you don't need to ever send out flyers, you can automatically route business to your website, but it never really happens the way they promise. <br />

I really feel used and because I invested so much money in the program I've been suffering major hardships. I've been embarrassed to tell anyone. I felt ashamed that I got taken in like this. Especially as I am a successful professional person. I really wanted to be able to have the lifestyle that they promised, now because I'll be stuck paying off all that debt, I'll probably have to wait 5 extra years to retire. It's just plain evil how their main goal is to suck more and more money of poor people just trying to get ahead. This guy is a <br />
multimillionaire, why does he need to do that?? I guess so that he can stay a multimillionaire. Sometimes I lay awake and wonder how this guy <br />
sleeps at night. Sadly, the answer I usually wind up with is.. Just fine. <br />

Really? Wow, that sounds very exciting but a little expensive? So what you’re saying is you would like to earn some extra money in order to break away from your job now to enjoy your hobby? Right, sounds good. Now, from what I have gained just from this conversation is you want to earn extra income so that you can walk away from what you are doing now in order to enjoy a better life, am I correct? Ok, well you sound like an ideal team member which consist of 19 people, with one team leader. I'm going to speak with another pathological liar whom I call my boss (despite him sitting right next to me), and try and persuade him to consider you as a team member. While I put you on hold, I would like for you to write down what qualities you have so that when you speak with my boss you will be better prepared. But! Before that, I would like to discuss what level you are looking to acquire. Level one; blah blah blah, (after listening to how great level one is, he snuck in really quick how much it costs, $4,000). I have question two questions for you Russ; 1. How the hell do you expect the middle class to gain anything when they're are paying a small loan just to join your scam? <br />
